Frequently asked questions.
Short, direct answers on smart buildings, BMS, the BACS decree and our tools.
Nexa
What does Nexa Smart Solutions do?
Nexa is a Belgian engineering consultancy specialising in smart buildings. We design, integrate and optimise HVAC, BMS/BACS and electrical systems — and train the teams who operate them.
Which services do you offer?
Audit & owner's engineering, BMS/BACS integration, HVAC & electrical, training & skills transfer. From audit to measurable performance, we cover the full cycle.
Who are your clients?
Mainly the tertiary sector: municipalities, public operators, developers.
Where do you work?
In Belgium and its neighbouring countries. Our office is at Avenue Huart Hamoir 48, 1030 Schaerbeek.
Do you train technical teams?
Yes. We train the teams who operate the buildings. Because a system nobody masters is a wasted investment.
What is your social impact?
Three words: impact, sobriety, purpose. In practice, 2.5% of our turnover is invested in social projects, we apply a social margin for schools and non-profits, and we give time in the field. It's all on our Impact page.
How much does an assignment cost?
Every assignment is different, so its price is calculated for the assignment itself (building, needs, scope of work). Tell us about your project and we will reply with a quote.
Do you offer predictive maintenance?
Yes. Equipment data lets us anticipate failures, target interventions and extend equipment life.
Which training courses do you offer?
Smart building, home automation & KNX, smart management, HVAC sizing, electrical drawings with AutoCAD, fibre optics and renewable energy.
Do you offer project management?
Yes, on demand: a one-off assignment or full follow-up, with no long-term commitment.
BMS, BACS and regulations
What is a BMS?
A building management system (BMS) controls and supervises technical installations — heating, ventilation, air conditioning, lighting, power — to reduce consumption and track performance.
Which BMS protocols do you work with?
KNX, BACnet and open protocols.
Does the BACS decree apply to my building?
The BACS Qualifier, our free online tool, gives you the answer in 2 minutes. Non-residential buildings with a heating or air-conditioning system above 290 kW come first; the recast EPBD extends the obligation to systems above 70 kW by the end of 2029.
What is the EPBD?
The European directive on the energy performance of buildings. Its recast version (EU 2024/1275) targets a zero-emission building stock by 2050.
Do you handle green certificates and guarantees of origin?
Yes. These frameworks are part of our expertise, alongside the EPBD and the BACS decree.
Do you carry out RGIE compliance studies?
Yes. The RGIE/AREI (General Regulation on Electrical Installations) sets the safety rules for electrical installations in Belgium. Our compliance studies include calculation notes, drawings and diagrams, ready for inspection by an approved body.
What is PLAGE?
The Local Energy Management Action Plan (PLAGE), mandatory in the Brussels-Capital Region for large property portfolios: energy accounting, an action plan and reduction targets. We help you put it into practice.
Tools
What is NexaQuant?
Simulate the savings before you invest.
What is NexaInsights?
Your building in real time: consumption, alerts, reports.
Is the BACS Qualifier free?
Yes. It is a free online tool: find out in 2 minutes whether your building falls under the BACS decree.
How do I get started with Nexa?
Write to us from the Contact page or give us a call.
What data is displayed?
The status of the equipment in your building: temperatures, door and window openings, sockets, valves, and soon connected locks. In real time and as history.
Who sees what?
Each account has a role (client, technician, administrator) and only sees the buildings assigned to it.
How is access protected?
Through a dedicated portal, separate from the site: password and second factor required, invitation-only accounts, logged connections.
What does it base its calculations on?
On your building's data and standardised methods, such as the EN ISO 52120-1 efficiency factors used by the BACS Qualifier.
